Sec. 1. 14 MRSA §6016-A is enacted to read:

§6016-A.__Expedited eviction

Notwithstanding any other provision of this chapter, if a tenant, a guest of a tenant or a pet of the tenant causes or threatens damage to property or bodily injury to a person on the premises, then the landlord may issue to the tenant a notice to quit the premises.__The notice to quit the premises terminates the tenant's lease and allows the landlord to assume possession of the premises.__The notice to quit the premises takes effect 24 hours after it is physically posted on the premises or 3 days from its posting if the notice is delivered by mail.

SUMMARY

This bill allows a landlord to issue to a tenant a notice to quit the premises if the tenant, a guest or pet of the tenant is causing or threatening damage to property or bodily injury to a person on the premises. The notice to quit the premises takes effect 24 hours after it is physically posted on the premises or 3 days from its posting if the notice is delivered by mail.
